Wondering where your money is best spent when making a home improvement? In order to get to the bottom of this, Kayu Connection conducted an expert roundup where they asked 45 experts (in the real estate and home improvement industry) and 113 prospective home buyers what they felt were the best home improvements to increase the value of your home. Firstly, from the perspective of the prospective home buyer it turns out that having an open plan is the most sought after home improvement, while kitchen and bathrooms came second and third. The only problem with creating an open platform is that it's by far the most expensive home improvement to make meaning that you're unlikely to recoup all the money that you spent on it.
As it turns out, improving and updating your flooring is actually the one that pays off most. Even though it only ranked 4th with the prospective home buyers, those that did find it important were willing to pay a whopping 16.8% premium for it. With the relatively lower cost of this improvement, it means that you will get the most bang for your buck!
